THE RENTAL PROCESS & IMPORTANT GENERAL INFORMATION
LONG TERM RENTAL DURATIONS
The rental homes on this website are all offered for durations of 6 months and longer.
Most long term rental contracts in Marbella are drawn up for a duration of 11 or 12 months, often with an option to extend the rental for a further 12 months.
THE RENTAL PROCESS

VERIFY CONDITIONS. Some of these conditions will be negotiable and this will be stipulated when you talk to us. Some other conditions will not be negotiable.

VIEWING. If you are in agreement with the above general conditions we will then book a viewing of the property in question.

REGISTRATION. We organise the viewing for you and will accompany you during this visit as well as the entire process of contracting the rental. To register the viewing with the owner or his representative, we will require you to provide us with your identity details. In some cases, the owner will want to know more details about you as a future tenant. This will also allow him to consider softening some conditions and / or the rental price.

NEGOTIATIONS. During or after the viewing, you can agree all the terms and rental price or you can make a realistic offer. Also here will we guide you and assist you.

RESERVATION DEPOSIT. Once the general terms and conditions are agreed, you will be required to reserve the property by giving a copy of your passport or ID card and by paying a reservation deposit (usually equivalent to 1 month´s rent). If you were to cancel your intention to rent, you will lose this deposit. If the rental goes ahead, this deposit counts of course towards your refundable damage deposit or normal rent payments.

CONTRACT. The next step is finding agreement of all the other (standard) contract terms followed by the signing of the contract by all parties. We always advise to have the rental contract verified by your own lawyer.

CHECK IN. The last step in the rental process is the check in. Of course, also here do we assist you.
- INVENTORY. After several days, parties will draw up, agree and sign the inventory list.
UTILITIES
Please bear in mind that on top of the rent, the tenant is also required to pay consumption of electricity, water and internet. This can be arranged in many different ways (advance payment to be topped up, payment upon presentation of the invoices, connecting the tenants´ bank account to the respective services)
AGENCY FEES
The amount of agency fee depends on several factors (rental duration, complexity of the operation, repeat business, larger properties). The going rate which all agents use is equal to the price of 1 month rent + VAT. Obviously, repeat clients get decent reductions and in certain situations we charge a flat fee of 990 EUR incl. VAT. We always inform you beforehand in that regard. Obviously, no deal means no commissions due.
RENTAL CONDITIONS
Rental conditions and terms can include some or all of the following topics:
- Reservation deposit
- Refundable damage or security deposit(s)
- Payment terms (upfront payment of rent, bank aval, etc) requested by the owner
- Pets allowed or not
- Agency fee amount
- Required references (proof of income, proof of capacity to pay the rent, references from previous landlords, etc)
- Rent with option to buy
- Settlement of utility bills
UPFRONT RENTAL PAYMENTS
The enormous popularity of Marbella has pushed house prices as well as rental prices to quite elevated levels. Whilst this is undoubtedly great news for home owners, there are also some annoying downsides attached to this situation.
The risk and frequency of non-payment of rent has increased and the financial damage sustained by homeowners in case of a non-paying tenant can be substantial. The landlord can only reduce this risk by increasing the required upfront payment of rent. As a consequence, more and more rental contracts see the stipulation of minimum 6 months upfront payment of rent.
